Generate Leads with Your Real Estate Landing Page

There are many real estate agents out there who either don’t know what a landing page is, or they don’t know how to use a landing page to produce leads. One of the best ways to generate leads through your real estate website is by using a landing page.
The landing page is where a potential client “lands” upon reaching your real estate website. You can create different landing page for specific purposes. For example, you can create a landing page for clients looking to avoid foreclosure and put information on that page that focuses on short sales and avoiding foreclosure.
A landing page should be designed to increase a potential client’s desire to contact you and make it very easy for them to contact you. All landing pages will vary based on the offer, the marketing strategy, and the product or service being provided. But they will all have some basic traits in common, such as:
1. The headline and subject matter should identify with your target audience, using simple, straightforward language that they will understand. This way impatient readers will get the information they need within a few seconds of landing on your page.
2. Any introductory statements should reinforce the headline and expand on whatever the headline is promising to your clients. It would also be a good idea to include a hyperlink that allows your clients to take some kind of action, whether it is to contact you or to purchase something.
3. When it comes to conversion rates, using “virtual cover” images has been proven time and time again to work better than using just text-only descriptions to entice clients.
4. Use bullet points to accent the featured selling points on your landing page. This will draw more attention to that important information. You might also want to consider including a bullet point that reiterates whatever call-to-action you have at the top of the landing page. This makes having a client take action twice as likely.
5. In case you have impatient clients that just skim through the first two hyperlinks on your landing page, include a big, colorful button at the bottom that can’t possibly be missed.
6. Copy is possibly the most important part of any landing page. It needs to be thick with keywords and phrases that are relevant to your real estate website. This will help your landing page get higher search engine rankings. You need to get as much traffic coming to your landing page as possible before you can generate any leads.
Now that you have potential clients coming to your real estate landing page, what happens when they actually click on those hyperlinks or that big, colorful button? There are several possibilities to look into. The most important thing is that you capture a lead for eventual follow-up, or even get the reader to contact you directly.
One way to do this is by building a contact form with a thank you page. This option allows your clients to fill out a brief contact form that either requests to be contacted or requests more information. The form will only ask for the most basic contact information, such as the client’s name and email address. Once the client submits the form, a thank you page will pop up.
Another option would be to use a form with an auto-responder. This option allows the information the client requests to be sent directly to them as an auto-response email. This encourages people to subscribe to newsletters.
The last option is to have people simply email you requesting information. This is an easier method to put in place, but it might take more work on your part. With this option, the reader simply emails you to request free information, and you send a reply email with their request. You get the same results with this low-tech approach.

Using Landing Pages To Attract Multi-Level Marketing Leads:

All the products that you want to sell online are ready. You have already signed up with the Google Adsense program or with other affiliate marketing programs and you have already prepared the ad you want to post on your affiliate’s site. Your mind is now set to being the next most successful multi level marketer businessman. But is there anything else that you might have forgotten to prepare? Maybe none. But how about your landing pages? Are they all set for your business?
Landing pages are simply web pages where prospective MLM leads are directed to whenever they click a result in a web search or whenever they click a web ad. For affiliate marketing, landing pages would refer to the web page where you, as a merchant, would want your potential customer to be directed after clicking your ad on your affiliate’s website. Landing pages are, at most times, nothing really different from other web pages in a particular website, especially if the said website is an e-commerce site. Some online multi level marketers would even use the homepage of their websites as the landing page for their ads. Are these businessmen making a big mistake? Or should you follow their method in creating landing pages for their ads?
Well, you can always follow what most online marketers do, directing their potential multi level marketing leads to the homepages of their websites. But if you want to achieve something more from your online MLM business, and if you want to earn a lot of profits, you better create a special landing page for your web ads. Why? Here are a few reasons why you need to use landing pages for your web ads. And take note, it would do you a lot better if you create a great landing page than a so-so one.
1. It Is The Only Way You Earn Conversions In An Affiliate Marketing Program.
There are a variety of affiliate marketing programs today, but most of these programs let the merchant pay the affiliate in a pay per click basis. Basically, all you have to do is sign up with the program and submit your ad. The program owner would then distribute your ad to various affiliates who would then place your ad on their websites. Whenever your ad is clicked, a potential multi level marketing lead, would be directed to your landing page and you would have to pay the affiliate for his service.
As a merchant, you earn in an affiliate program through conversions—that is whenever a potential multi-level marketing lead is directed to your site actually buys a product on your site. Without these conversions, you actually earn nothing from the program. Also, the more visitors that your affiliates have directed to your site, the larger would your expense be. And the only way that you can recover from these expenses is through conversions.
Now, you sure won’t get any conversion if you have posted an ad on your affiliate’s site without an actual landing page for the potential customer to be redirected into. It’s just like advertising a product without actually having a store to sell your product. Your advertisement may be enticing enough to encourage people to purchase a product, but without the landing page, how will they know how to purchase the product.
It is therefore important to have landing pages for your ads because it is the only way for you to earn something in an affiliate program. Without landing pages, all you do is spend money paying your affiliates without actually getting anything in return.
2: Other Web Pages May Just Not Be Enough.
Many people make the mistake of making their website’s homepage as the landing page for their ads. The same is true for those who make use of other pages like a “contact us” page or a product page. Homepages are often designed to serve multiple users and contains a lot of links to other pages or to other websites. The same is with the other two pages mentioned. If you want to be successful in an affiliate program, we’re sure that you don’t want your landing page to cater to the needs of various people, most of which may not be really interested with your product.
When choosing a landing page, you must always have the customer directed into that page in mind. Therefore, your landing page must be relevant to the keywords and the contents you placed on your ad. It is also important that the landing page can induce your visitor to take action—that is to purchase your product or at least provide leads for potential customers.
Final Word
You probably entered into an affiliate marketing program with these things in mind: to save on advertising expenses and to gain more profit. But if you get into an affiliate marketing program without actually having a landing page, you’ll end up paying too much without getting anything in return. So if you still don’t have a landing page for your ads, you better start creating one now. And don’t get us wrong; it isn’t enough for you to have just a landing page—it should be a great landing page!

Web 2.0 refers to interaction and that means interacting with potential customers who might be future contracting leads.
Generating Contractor leads using traditional methods of newspaper, yellow pages, video and radio advertisements is expensive. There are still plenty of good contacts and sales leads to be found using these outlets. However, in today’s connected world many people look first to the Internet for their real world needs. Think about your own personal information search pattern. The good news about advertising on the web is that costs per lead can be about half of advertising in the yellow pages. Why not reallocate funds from some of these waning tactics, and do what works best now?
Think about the last time you used the yellow pages, or responded to a newspaper advertisement buried in the classified section of your local newspaper. Do you even get the newspaper delivered during the week? Is your phonebook buried in a junk drawer, or gathering dust on a shelf? Your personal habits are not different from the habits of your current or future customers. Yet, most businesses still pour money into these dying print outlets. Most smart business people after examining the costs of traditional advertising will come to the conclusion that some or most of this money can be redirected to more effective, advanced internet based advertising. Maintaining presence, posting events and articles can be easily handled in a few hours per day at a fraction of the cost of traditional advertising. The cost per lead will drop as your business is able to take better advantage of this new 24/7 contractor lead source.
The hottest tickets in web advertising are Web 2.0 or Social Media sites. If we look at the development of content on the Internet, the first generation of sites, and many sites today, primarily display the content of the site’s owner. News outlets, weather outlets are composed of owner generated content that people browse and view. Web 2.0 refers to sites that have more customer posted or generated content than owner content. YouTube, Facebook and MySpace are composed of almost entirely user uploaded content, and the comments of other customers, browsers and fans.
The most compelling aspect of Social Media sites is that a well placed event, video or post can generate a “buzz” within that social network. This has a cascading effect where the post takes on a life of its own, at no additional cost or time investment by the promoter. This duplicates the effect of the traditional small town word of mouth advertising, which is one of the most effective ways to generate leads for contractors. This will have the affect of driving potential customers to your site, increasing the number of customers into your sales funnel. Your site will need to impress these new leads, and as any contractor or tradesman knows, personal endorsements and glowing reviews from your existing customers are like money in the bank.

It seems like everyone is wants to get leads with their company’s website these days, and many businesses are discovering how to get leads with the better results than ever. However, many are not getting business leads form their websites. Many websites simply don’t deliver the kind of information that makes them attractive to customers who might become buyers. For effective business marketing, the site must be optimized to attract a high number of targeted readers in order to generate leads. Marketing Website Content The first rule that any website marketing attempts should keep in mind is the old saying about what works online–content is king. The content of a marketing website means more than the name or design of the website. A site that is well organized and attractive has an advantage, but it can’t be a success without the right content. To get just that, the website needs small chunks of information that are made for online readers. Marketing website content generally uses articles to provide those bite-size chunks that are long enough to cover a topic but not long enough to bore readers. Get More Traffic The sites that are generally ranked the best are ones that have a lot of articles, providing a lot of pages for search engines to crawl. This can lead to a better page rank because there are so many words that can rank well. And with a better page rank, a marketing website has a much better chance of attracting the page views that it needs to bring in business leads. The first think to do when deciding how to get leads with a marketing website is to decide where the articles for the site will come from. Content syndication is often chosen by website owners who want to get their website populated with content as quickly as possible without hiring a team of people to keep up with the website. Other website owners seek out marketing firms or attempt to write the business articles by themselves. Generate Business Leads Having a site full of information can help generate leads when done properly. The number of pages on the website should be high, as should the number of individual articles on it. The pages should also be optimized to have the best keywords to help the business get targeted traffic. Once that happens, the business will soon see how to get leads and will be able to use them to the company’s best advantage.

In any business, the money has to come from somewhere. Whether it’s from sales revenue or service charges or other transactions, the bitter business truth is that every dime in your pocket used to be in someone else’s. It’s not a bad thing. Just because you have money that used to be in someone else’s possession doesn’t mean that the former owner is now busting out the food stamps. Through however many transactions between however many parties, you received money, and they received either goods or services. And that’s how an economy works.
On a less Macro scale, in the world of network and multi-level marketing this principle remains especially true and obvious. At the very core of your business, you make money through the sale of goods or services to someone. You yourself may never sell a thing and be living in a huge mansion, but odds are you’re benefiting from the sale of something to someone. This system of making sales work for you is part of the appeal of MLM. Downlines. You benefit from the work of others. The more people you have in your downlines, the more profit you are making. Downlines make sales. You make money. End of story. But what’s the name of the game?
Leads. The hottest commodity of MLM. If you’ve got ‘em, you’ve got it. If not, you’re going to be working really, really hard to pay for that huge mansion on door-to-door sales and Tupperware parties. If you can get downlines, you can get money. In order to have downlines, you need leads. In short, leads equal money.
And that’s the MLM secret, which you already know, of course. It doesn’t take a genius to figure out that you can’t make a fortune by yourself in this business. But just because you know that you need leads doesn’t mean you can find them. And that’s where so many MLM ventures fail. It is a commonly reported statistic that well over 90% of those involved in MLM never make a profit. But you can bet that a healthy supply of leads will keep in you in the successful ten percent.
There’s a couple different ways to go about it. You can do what most MLMers do (and fail): make a list of your friends and family (sound familiar?), pass out ‘business op’ fliers, spend lots of money and have social functions, beg, plead, scream, pass out, wake up, continue. Eventually, the strenuous effort takes its toll on your health and you leave the industry to do something a little more docile and less stressful on your health, like substitute teaching in an alternative high school.
Personally, I I gave away hundreds of dollars worth of Samples and promotional materialsI cold called people from the local phone bookI called local businesses and tricked whoever answered the phone into coming in for a job interviewI spent THOUSANDS of dollars on training courses and “Proven Turnkey Systems”I went to weekly Hype-filled “Rah!-Rah!” Opportunity Meetings or conference calls, with limited success.
There is a better way. A way to channel leads to your business who come looking for it. The Spider Web Marketing System is a system designed to do one thing: generate leads. Create Prospect-Friendly Online Marketing Forms – Stop Losing Leads!
How many times have you clicked on a link to download content that interests you only to be faced with a form approaching the length of your IRS tax return? What most folks do next, according to my informal personal survey, is to hit the browser’s back button. Your prospects are eager to read your content and they’re even open to learning more about your products. They may or may not be interested in purchasing anything today but you’ll never know because your ominous form asking for everything except your mother’s social security number scared them away. That’s one less lead and one less sale. Technology companies, especially software vendors, are frequently the biggest culprits of “form over-kill.”
An example of online forms gone bad
Let’s look at a hypothetical company with a standard approach to online forms in their marketing. Software Company, Inc. has a reasonably professional web site where they host whitepapers, demos, webinars and free trials of their software. Software Company Inc.’s web guy (we’ll call him Bob to protect the innocent) insists that forms are tricky to build and insists that the marketing manager (we’ll call her Laura to protect anyone called Mary) must create just one form for each call to action. The marketing manager is feeling pressure from the sales team to provide highly qualified leads. The marketing manager is no dummy and knows that the more prospect information she can gather, the happier they will be, right? (Stay tuned for the nuanced correct answer to that question).
So, what does Laura’s form look like?: First Name, Last Name, Title, Company, Address Line 1, Address Line 2, State, Zip, Email, Phone. But that’s not all. The more information on the lead, the happier sales will be, right? So, she adds a survey, which she figures will also impress the Executive team when she sorts the data to create a snapshot of prospects and existing customers me who raise their hands. These are the survey questions that Sue believes would provide valuable company data for sales: What industry? How many employees? Annual Revenues? etc. etc. ad nauseam. The cherry on the cake is that Bob makes all the fields forced – meaning the prospect or customer MUST answer all the questions before hitting submit to get to that piece of content, demo or trial software.
In the age of 140 character attention span, what percentage of prospects who reach Software Company Inc.’s form are likely to complete it versus hit the back browser? The scientific answer = not many.
Of course, that was a slightly exaggerated and worst-case scenario for how- not- to manage your online forms. You are undoubtedly more cognizant than Sue that the use of forms and how to construct them for different calls-to-action plays a vital role in your interaction with prospects as well as effective lead generation.
The reality is that there are different approaches to online forms depending on the call-to-action or content and how each of them is marketed. The golden rule is to consider who you are trying to reach, how you are reaching them and then customize your forms to meet your goals.
If I were consulting for Software Company Inc., I’d sit down with Laura and Bob and ask them to diligently assess the goals of their online calls-to-action. Who specifically are you trying to attract and what are your expectations for lead volume? Based on their feedback I would offer specific recommendations on how to customize their approach to online forms for a better user experience and more qualified leads.
The key elements you need to consider when you’re creating online forms
Value of the content/call-to-action
High value: High value content is typically proprietary and involves a monetary investment, such as development or conducting research. It provides significant benefits, or higher perceived value to your target audience. An example is a whitepaper that is extremely timely in providing critical information to help your prospect or customer improve their business or do their job. For instance, a whitepaper on new Federal, state or local government legislation that is directly allied with your software solution. In my personal corporate experience in a variety of software and services categories, there is always an opportunity to create such high-value whitepapers, whether it is a horizontal or vertical industry message.
Low value: Product specific whitepapers, product demos, webinars and podcasts are typically lower value content most of the time. Although you may have invested money and resources to create them and they are invaluable tools to help you create interest and generate leads, they are not of intrinsic high value to your prospects.
High or low value: Trialware and promotional offers or discount can be either high or low value depending on what you are offering.
Expected Lead Volume
Develop forecasts on what you expect in lead volume from each call-to-action, even if it’s a generic whitepaper. Forecast by month and don’t be afraid to share your expectations with your sales team. If you’re offering a webinar on a regular monthly basis you will be able to predict responses over time and adjust lead goals if you make changes in how you market the webinar, e.g. if you do an email campaign drop in addition to just promoting the webinar on your web site. Here’s the nuanced answer to the question about sales wanting as much information as possible on a lead: they do but not if you can show them how many prospects are frightened away by a litany of questions on a marketing form.
Desired quality of lead
Not all leads are created equal. It is OK to balance your marketing between calls-to-action that will create a few very high quality leads and others that will provide a lot of responses but a lower proportion of highly qualified leads. You certainly want to weed out as many tire-kickers as possible but you also have to factor in your sales cycle and the lifetime value of a converted lead.
When to use a long form, short form or no form at all
Long forms have more fields for contact and profile gathering, more forced fields and may include a survey.
Short forms require the minimal fields necessary to meet your objectives for a specific call-to-action.
No form requires no definition.
I have spent several years accumulating wisdom on the usage of online forms and seen new trends emerge. In my real-world experience managing corporate web sites and being deeply involved in all response mechanisms including tailored online forms, here are some general rules of thumb when it comes to the use of long forms, short forms or no forms at all.
Long form: Use a long form for high value content. If you’re offering this content to both new prospects and customers through separate marketing activities or mediums use a pared down long form for your customers. Customers will be offended if you’re asking for contact information that you should already have. In either case, be judicious on forced fields. Consider requiring only name, company name and email from prospects. Some people will fill out some or even all of the optional fields. The plus side is that you get an indicator of a high level of interest when more voluntary fields are filled out. You can then flag these as “A” leads for your sales team.
Short form: This is ideal for the bulk of your low value content downloads, demos and webinars. It is also the best form to use for most online calls-to-action in email or direct marketing campaigns. First Name, Last Name, Title, Company Name and Email is a reasonable threshold for most prospects. Be careful about asking for a Phone Number and never force that field on a short form. Leave it optional. People will back out of even a short form if they believe that you’re going to harass them with calls. When promoting content on your Facebook business page I recommend the skinniest of forms (email only – for subsequent marketing but don’t forget opt-out regulations) or no form at all.
Note: If you’re promoting a download in an email campaign you can pre-populate a hidden field in the form with a unique marketing tracking code (sometimes referred to as media code or promo code).
No form: I am a big believer in allowing a content download for low value content without asking any questions at all. You may not get a tangible lead for sales to follow up on immediately but you will be able to track effectiveness by monitoring download volume. Try using no form at all for a content download from your web site where you previously used a form. Check the before and after download counts. A landing page tied to a specific email marketing campaign is an ideal opportunity to do an A/B test on using no form versus a short form, especially since you can track activity if you are using a unique URL. At first it takes some faith to not use any form for a call-to-action. Remember that, in addition to download stats, you will have sales feedback on the origin of a lead that will be part of your measurements.
Tracking the effectiveness of your online forms
Whether you use a long form or a short form, check your open rates and compare with form completes. This will give you an indication if you need to shorten your long form or reduce the number and type of forced fields. Conversely, test adding more fields to your short form if you have a very high completion rate and have an interest in gathering some additional data – but only if it is truly meaningful data that expands your marketing opportunities.
Testing, tracking and analyzing the results you are getting from your online forms is critical to ensuring you are keeping the right balance of interest in your content along with leads for actionable follow up. Match the results against your objectives and adjust the forms when you can clearly see trends in response rates and quality of the leads.
If prospects are backing away from your online forms, you’re needlessly losing leads. Engaging with your customers and prospects extends to every communication and interaction. That includes your marketing forms. Taking the time to create the most appropriate and least invasive forms demonstrates that you value your prospects’ interest in your products and services more than just grabbing their contact information. A pleasant online experience builds credibility, trust and ultimately generates more leads and more customers.
