Web savvy Realtors are paying less attention to the latest trends in online real estate, and more attention to tools and marketing methods that are already well-established. That’s because developers and users are starting to agree that the most useful web 2.0 tools have already been developed – the challenge now is using tools to their fullest potential. Professionals with this approach have a better chance of increasing their web presence, and putting a solid strategy in place for the next true wave of Internet development.

The first step in this process is figuring out which of the new online real estate tools will prove the most useful over time. Many agents might choose to test all the products they know, but the most efficient method for this could also be to simply check what everybody else is using. The sheer volume of real estate sites out there, and the variety of different tools being used, makes it easy to surf and compare.

At this point, the best and most popular tools seem to be listings maps, blogs, search engine friendly design, and social networking sites. Many real estate marketing campaigns have these elements, but not many use them to their full potential. For example, it remains to be seen exactly how tools like blogs and listings will be combined, although the potential is definitely there. As real estate pros begin to identify and develop this list, they’ll emerge with a set of reliable and dynamic web tools.

Real estate professionals developing their own websites also need to know which real estate media and national listings websites are going to stand the test of time. Cooperation with these websites will be important for agents looking to gain national exposure, but these agents must be selective to avoid having listings and networking profiles in too many places, before the top sites emerge.

Knowing the elements of an effective real estate marketing campaign is important, but learning how to use these tools will prove more useful for Realtors in search of a long-term solution.

It’s all about getting traffic to your website, and then having a website attractive enough to attract the attention, and get the responses of your website visitors.

** How do you get traffic?

There are two well established ways to get traffic to your website. Both of them involve the major search engines like Google, Yahoo and MSN.

The first method is to run advertisements that target the buyers or sellers you want to reach. There is no better way to advertise than by using paid search advertising — what is called “pay-per-click” advertising.

The second method is to promote your website so it comes up high in searches. Most people begin their search for real estate information by typing a search term into their favorite search engine. The list of possible sources that the search engine gives you is called “natural” or “free” results. You place high in these searches by impressing the search engines with the importance of your site. When you come up in the first few spots in “free” searches, you are virtually guaranteed to get “free” traffic — because people will click on your link and be taken to your site.

** Pay-Per-Click Advertising

Most real estate agents are used to traditional advertising methods such as running ads in real estate publications. And they think it is necessary to pay between 0-0 for one insertion that may or may not bring them any responses. That is the major problem with traditional advertising — it is expensive, and it gives you no guarantee of response.

But pay-per-click advertising is different. On the one hand it can be targeted to reach the precise target segment you want to reach — for instance, people looking for real estate in your town or city.

On the other hand, you only pay for “clicks” when someone who is potentially interested in your service clicks on your ad and visits your website. This is the revolutionary advertising concept that has made Google the hottest and most dominant player on the web.

But pay-per-click advertising can also be expensive and difficult to manage. Fortunately there are ways of establishing an online presence without paying hundreds or even thousands of dollars a month.

** Search engine marketing – Search Engine Optimization

As mentioned earlier, the other way to generate online traffic is to promote your site so it comes up high in organic or free searches. This is called “search engine marketing” and involves two important components.

First, it involves creating a website that makes it very clear who your prospective visitors might be. This process is called “search engine optimization”. You “optimize” your site to include as many references as possible to the subject matter you want to focus on, and the target market you want to reach.

For instance, if you are trying to reach potential home buyers in Sarasota, Florida, then you must make it clear that your site is about “real estate in Sarasota.” You must build as much content into your site about Sarasota as you can.

Since most online business people do not know the “tricks of the trade” when it comes to search engine optimization (SEO), they hire an expert who does. Unfortunately there are no guarantees when it comes to search engine optimization. Even with sites that have been highly optimized there is no guarantee that the search engines will reward you with a high ranking. Nevertheless, it is an important exercise to go through, and is one of the foundations on which to build your search engine marketing.

** Search engine marketing – Linking

The other component of search engine marketing is to get lots of “inbound links” pointing to your site from other sites. An inbound link is a link on someone else’s site that makes a reference to yours.

Links give you two important sources of traffic. First, visitors to the sites where your links are found may actually click on those links and visit your site. This is especially the case if your links are on high traffic pages that are highly relevant to your service.

Second, inbound links impress the search engines. When the search engines find lots of links to your site in various places around the web, they interpret this as an indicator of the importance of your website. And that in turn results in the search engines rewarding you with higher rankings in free or organic searches.

Inevitably that results in traffic. And if your website is written to get results, traffic should convert to sales.

If all of this sounds a bit overwhelming, it is best not to simply throw up your hands in despair and concede all of those potential online customers to your net savvy colleagues. The fact is there are very inexpensive ways to cash in on all that online gold. You just have to keep looking until you find the right people to work with.

While most real estate companies understand the significance of the web, few are implementing sophisticated traffic generation and website conversion programs. The common flaw in most approaches is the failure to treat traffic efforts and website architecture and design as part of one integrated process. Today’s consumer expects instant and relevant information, and that immediacy and relevancy are at the heart of Google’s success. An effective web program is one that will pick up on the conversation that Google started, extend it into its own website and provide an equally relevant customer experience.

Below are three areas to focus on to facilitate this process:

1) Use Pay-Per-Click Advertising

a) Make ads relevant to the search terms.  The first line of your advertisement should be similar to the actual search term instead of being a brand name.  For example, if someone searches for homes for sale in St. Petersburg, FL, the first line of your ad should be “Homes for sale in St. Petersburg, FL” not the name of your real estate company.

b) Qualify the people who click on your ads. To increase the number of clicks that turn into sales, make it clear in the second line of your advertisement what your website is about. So, under “Homes for sale in Florida,” make a note that this is for a real estate company focusing on selling homes in the area. Therefore, people who are clicking on the ad are doing so because they want to buy a home in St. Petersburg,  not because they want to rent a beach house in Miami.

c) This idea ties into your Quality Score. Google will assign you a score based on how successful your website is. The more people that bounce back from your website after clicking on your ad, the lower your score is.  Keep this high by making it clear what your website is before people click. A high Quality Score will also help to keep the amount you pay-per-click low.

d) Don’t always bid on expensive, commonly searched keywords. A better idea is to bid on the less expensive, more obscure terms.  This way, you can collect a long list of obscure keywords for the same amount of money as a very short list of common terms . People do still search for these keywords and you end up paying less per click then for the more commonly searched ones.

2) Have a Targeted Website

a) Marketing success does not stop at the search engine. Once you get a potential customer to click on your ad, you have to continue that conversation on a successful website.

b) Websites should not be passive brochures that expect the customer to sift through all the pages and data for the information they want. Rather, a website should be an active, intelligent salesperson that figures out who a person is and then gives them the most relevant sales pitch. A car salesman wouldn’t take a look at a family with 5 kids wearing soccer equipment and say “Hi, we have sports cars, coupes, sedans, wagons, minivans, and SUVs.” Instead, they would immediately walk over to the minivan section and show the options there.

c) The website that appears after someone clicks on an ad must be directly relevant to the search terms. You need to build a website capable of showing that potential client exactly what they are looking for. A successful website is not one that is general and has some relativity to the search terms. Instead, it is specifically targeted to continue the conversation started in the search engine.

3) Use Google Analytics Tools

a) After putting the first two techniques into motion, you have to monitor what is happening on your website.

b) Use Google Analytics to analyze your traffic and assess the success of your website. DON’T walk away after completing the first two steps.

c) Google Analytics gives you the opportunity for continuous refinement of your marketing campaign to ensure quality of prospects as well as cost efficiency in your marketing budget.

To sum it all up, the web has a lot to offer in terms of marketing, but it has to be done correctly. Understand how to combine a Google search and a great website into one marketing program, and your campaign is a guaranteed success. Your customers are out there now and they are looking for you.

Real Success With Internet Marketing Takes Time – it is not a Get Rich Quick Scheme

Let’s take a realistic perspective towards Internet marketing for a moment. Let’s consider whether or not Internet marketing really is all that the scams and rip-offs crack it up to be. Is it genuinely a way for making additional, if not unlimited money through the Internet? The short answer to this is “Yes”. Is it all that it is cracked up to be for the majority of people who give it a go? The short answer to this however, is “No”. Why? Because it takes time to become successful through Internet Marketing. Let me explain:

Approximately 5% of those giving Internet marketing a genuine try, actually make it to real success, that’s in the six figure range. This is similar to the old 90 – 10 rule. The majority of people, the ninety-percenters, are sufficiently comfortable in their own comfort zone and don’t feel uncomfortable enough to sincerely want to change their zone. Ten percent see an opportunity and go for it, really go for it and give it their best shot, because they sense there’s got to be something better out there than what their current comfort zone avails them.

But only five percent actually make it to the level of real success because peer pressure pulls back the other five to rejoin the ninety; now making it ninety-five percent. And the ninety-five percent pat each other on the back, reassuring themselves that the other five percent are surely poor misguided souls, right? Short answer to that, “Wrong!”

How did that elite 5% make it? They made it over time.

Internet Marketing is not a Get Rich Quick scheme, and even though you may wish it to your hearts desire for it to be just that, it isn’t. To prove this to yourself, it may take you blowing some of your hard-earned cash by joining and trying some of the scams and rip-offs out there on the Internet. But if that’s what it takes – well – let’s just say with all due respect, I tried to warn you.

Personally, I got stung twice, but only twice, on two very disappointing Internet Marketing programs, before it was a case of “Third Time Lucky”. Twice was enough for me and for my pocket too. I count myself extremely fortunate, because I could have made more blunders out there; the hype and the promises of overnight success I’ll admit are very enticing. But as luck would have it, and indeed it was luck, I accidentally stumbled across an article written by an already successful Internet Marketer and to this day, I have not looked back.

When considering Internet marketing as a way to make additional or even unlimited income, please make sure you do your due diligence FIRST. That means, do your research. Look into whether or not there is a lot of negative publicity regarding the program you are considering trying. Research can be easily done through Google. When I saw the article by the successful Internet Marketer, I conducted my own research on him and what I found looked positive and promising. This gentleman appeared to be real; he was contactable, which meant that a phone call would validate whether or not he even existed, and his articles had a resounding and resonating authority to them.
